Fixed rent suits owners who want a predictable income and nothing to manage. The partnership suits homes that could earn more with some upgrades, if you'd like a share of that. Not sure? Say so on the form, and we'll recommend one after the visit.
Mostly private villas and independent houses in the cities our guests book: Bengaluru, Mumbai, Goa, Hyderabad, Jaipur and a few more. Some apartments work too. The visit is where we decide together.
Yes. Choose “Already hosting guests” on the form and add the listing link; it helps us understand the home before we visit.
We do: a caretaker on site, housekeeping between stays, and our maintenance team for repairs. You get one contact at Spacez for anything about your home.
Our maintenance team arranges the repair and Spacez pays for it, so the bill never comes to you. On the partnership, the cost is recorded as a running cost of the home, so it counts against that month's profit before your share is worked out.
Yes. On the partnership, request the dates you want from your owner portal and we block them for you. On fixed rent, ask us and we'll arrange a stay when the home is free.
Your rent, or your partnership minimum, is paid every month, and your profit share at the end of each month. Spacez handles the GST on guest bookings. Your payout is made after deducting TDS, which you can claim when you file your income tax return.
Agreements run for a fixed term with a lock-in period, both agreed with you before anything is signed. Once the lock-in is over, you can leave by giving us notice.
